First-Time Homeowners Discover 150 Defects in New Build

For Georgina and Charles Barnes, the thrill of purchasing their first home quickly soured when they were confronted with a litany of defects. The couple, who acquired a new build in South Leicestershire in February 2026, discovered a staggering 150 issues following an inspection by a snagging company. These defects ranged from poorly installed fire barriers to a history of leaks, casting a shadow over what should have been a momentous milestone.

Unveiling Hidden Defects

While happy to finally hold the keys to their new home, the discovery of the faults was unexpected. The Barnes, like many others buying new builds, faced issues that have become alarmingly common. A report by the New Homes Ombudsman Service, based on a national survey, revealed that 93.7% of new-build owners report problems after moving in, with more than a quarter finding upwards of 15 issues.

Persistent Quality Control Concerns

In response to such revelations, the couple insisted on a professional inspection as non-negotiable before fully settling in. The inspection, facilitated by Swansea-based New Home Quality Control—a firm co-founded by John Cooper to combat such persistent quality issues—highlighted workmanship that was deemed ‘exceptionally poor’. Despite these challenges, the Barnes had a two-year warranty that allowed the defects to be corrected.

Industry Insights and Recommendations

Georgina, reflecting on their harrowing experience, urged potential buyers to insist on snagger reports when purchasing new builds. “I strongly recommend it,” she emphasizes, noting the peace of mind such measures provide. Vistry, the company behind the development, acknowledged the importance of independent inspections for additional quality assurance. They stated that their protocol involves multiple checks, both by internal teams and independent inspectors.

John Cooper, experiencing similar challenges in his past as a contract manager, launched the snagging business after numerous incidents of being asked to overlook defects. He expressed frustration over the industry’s willingness to hide issues, a sentiment that seems to resonate with many new homeowners today.

The Path Forward for New Build Buyers

The Barnes’ experience is a cautionary tale for others embarking on the journey of homeownership. It underscores the necessity for thorough property inspections at each stage of the buying process to ensure that new homeowners begin their lives in their new homes without the added burden of unexpected repairs.
